The Elevator Engineer is responsible for maintaining, troubleshooting, and monitoring elevator and access control systems, including elevator controller, drive/VFD systems, door operators, landing and car operating panels, safety circuits, sensors, limit switches, encoders, interlocks, emergency communication systems, access card readers, magnetic locks, exit buttons, and associated control panels. The position performs fault diagnosis using electrical and electronic testing equipment, checks control signals, power supplies, relays, contactors, communication networks, and input/output modules, and identifies and rectifies wiring, sensor, controller, and communication faults.
The engineer also maintains and troubleshoots building automation/control panels, including Automated Logic control modules, universal input/output modules, field sensors, actuators, relays, terminal blocks, and associated control wiring.
The role responds to elevator and access-control breakdowns, carries out root-cause analysis, coordinate specialist contractor when required, conduct functional testing after repairs, and ensures that all safety and control systems are restored to reliable operating condition.
Technical Operations & Maintenance:
Maintain and troubleshoot elevators, lifts, and associated control systems, including controllers, VFDs/drives, door operators, safety circuits, interlocks, encoders, sensors, limit switches, landing controls, car operating panels, and emergency systems.
Troubleshoot elevator faults related to power supply, control boards, communication faults, input/output signals, relays, contactors, sensors, door systems, motor drives, and safety circuits.
Carry out functional testing of elevators after maintenance or repair and verify proper operation of doors, leveling, acceleration/deceleration, emergency functions, alarms, communication systems, and safety devices.
Maintain and troubleshoot access control systems, including card readers, biometric devices, controllers, magnetic locks, electric strikes, exit buttons, door sensors, request-to-exit devices, power supplies, and associated communication networks.
Investigate access control failures such as door not opening, unauthorized access, reader communication failure, lock malfunction, controller failure, power loss, and incorrect input/output signals.
Maintain and troubleshoot electronic control and Building Management System (BMS) panels, including Automated Logic control modules, universal input/output modules, sensors, actuators, relays, terminal blocks, and control wiring.
Diagnose field device and I/O faults, including temperature, pressure, humidity, differential pressure, status, alarm, and control signals connected to automation systems.
Check and troubleshoot 24 VAC/24 VDC power supplies, control circuits, communication networks, signal wiring, grounding, terminal connections, and control modules.
Respond promptly to emergency breakdowns, elevator entrapment incidents, access control failures, and critical electronic system alarms, following approved safety and emergency procedures.
Conduct preventive maintenance inspections, identify abnormal conditions, and recommend replacement or refurbishment of defective components before failure occurs.
Review electrical/electronic drawings, control schematics, wiring diagrams, equipment manuals, and technical documentation during troubleshooting and maintenance activities.
Supervise and technically evaluate elevator, access control, BMS, and specialized electronic-system contractors, ensuring work is completed according to approved specifications and safety requirements.
Support installation, testing, commissioning, modification, upgrading, and modernization of elevator and electronic control systems.
Maintain accurate asset registers, maintenance records, fault reports, spare-parts lists, test results, and equipment history for all assigned systems.
Ensure adequate availability of critical spare parts, electronic modules, sensors, relays, power supplies, controllers, and other essential components.
Conduct post-repair testing and verification to ensure that equipment is returned to safe, stable, and reliable operation.
Technical Systems Under Responsibility:
The position is responsible for the following systems:
a) Elevator & Vertical Transportation:
Elevator controllers, VFDs, motors, door operators, safety circuits, interlocks, encoders, limit switches, sensors, landing/car operating panels, alarms, emergency communication, and related control systems.
b) Access Control:
Access control panels/controllers, card and biometric readers, magnetic locks, electric strikes, exit buttons, door contacts, request-to-exit devices, power supplies, communication interfaces, and associated software/network connections.
c) Electronic & BMS Controls:
Automated Logic control modules such as MEx816u, I/O modules, universal inputs/outputs, sensors, actuators, relays, contactors, control transformers/power supplies, terminal blocks, communication networks, and associated field wiring.
Troubleshooting & Diagnostic Responsibilities:
The Engineer shall be capable of systematically troubleshooting issues such as:
Elevator controller and drive faults.
Elevator door opening/closing and leveling problems.
Safety circuit and interlock failures.
Encoder, limit-switch, and sensor faults.
Communication failure between controllers and field devices.
Access card/biometric reader failures.
Magnetic lock and door-release problems.
BMS input/output signal failures.
Sensor and actuator malfunction.
24 VAC/24 VDC control power failures.
Relay, contactor, terminal, and wiring faults.
Intermittent electronic and communication faults.
Repeated equipment alarms and unexplained system shutdowns.
Safety & Compliance:
The Engineer ensures that all maintenance and troubleshooting activities are conducted in accordance with applicable electrical safety requirements, elevator safety requirements, manufacturer recommendations, approved maintenance procedures, isolation/LOTO practices, and organizational HSE policies.
Educational Qualifications:
Minimum Bachelor’s degree in Electrical Engineering, Electronic Engineering, Mechatronics, Control & Instrumentation Engineering, or a related field.
Relevant Experience:
Minimum 5-10 years of relevant experience in elevator/lift systems, access control, BMS/automation, and facility maintenance, with demonstrated hands-on troubleshooting and fault-diagnosis experience.
Relevant professional experience in elevator/lift systems, electronic controls, access control, BMS, automation, or facility maintenance.
Practical experience in electrical/electronic troubleshooting and control systems.
Knowledge of control circuits, sensors, relays, contactors, PLC/BMS concepts, VFDs, and communication systems.
Experience supervising specialized contractors and technical service providers is an advantage.
Skills & Competencies:
Strong knowledge of elevator/lift control systems, VFDs, motors, door operators, safety circuits, interlocks, sensors, encoders, and control panels.
Advanced electrical and electronic troubleshooting and fault diagnosis skills.
Practical knowledge of access control systems, including card readers, biometric readers, controllers, magnetic locks, door contacts, and exit devices.
Good knowledge of BMS/Building Automation and electronic control systems, including Automated Logic controllers, I/O modules, sensors, actuators, and communication networks.
Ability to troubleshoot 24 VAC/24 VDC control circuits, relays, contactors, terminal blocks, power supplies, and field wiring.
Ability to read and interpret electrical schematics, control wiring diagrams, panel drawings, and technical manuals.
Proficiency in using multimeters, clamp meters, insulation testers, electrical test instruments, and manufacturer diagnostic tools.
Strong capability in root-cause analysis (RCA) and resolving recurring equipment failures.
Knowledge of preventive and corrective maintenance practices and equipment condition assessment.
